Examine façades closely
Moisture inside a house does not always have to penetrate the façade. Therefore, before it comes to sealing the outer shell, it must be clear where the moisture comes from.
Condensation usually settles on particularly cool areas of the walls. Often it is damp behind closets, because the wall behind it does not heat up. Homeowners should use a hygrometer to check how damp the room air is. If the relative humidity of the air is more than 60 percent, it is likely to have ventilation faults.
An indication of wetness coming from the outside is noticeable soaked exterior walls, wet spots on the weather side shortly after a downpour, and damp walls drier at the top are as below. It is also typical if the masonry on the inner wall is clearly visible, because the moisture presses through the joints.
Leaks in outer wall joints are usually shown by moisture, which occurs exactly in the area of the joints on the inside of the walls. But beware: water seeks its way through the masonry. It can well go a long way.
Often one thing comes to the other and it is no use sealing only where the water is recognizable. A faulty sealing of the basement walls does not have to show through a damp basement, the wetness rises and dampens the walls on the ground floor. A horizontal barrier inhibits ascending, but does not eliminate the cause. For this reason, a refurbishment specialist should assess the damage and decide which measures are appropriate.
Welding the Walls
Together with the specialist, every homeowner can make a plan as to who is doing which work. It is important to start with the root cause. Assuming that the basement walls are not sufficiently protected, then the first measure is to expose them. The landlord can dig himself or hire a company with a small excavator.
In the next step he has to remove all old coatings to re-seal the walls. Impregnating agents are silicas and thick or thin coatings. Depending on the type of construction, an additional horizontal barrier is necessary. This can be done after the injection process or by inserting metal sheets.
Visible cracks or gaps between components can be closed by permanently elastic joint seals.
Once these measures have been carried out, the facade is sealed with a coat of paint. If clinker is not supposed to disappear behind a layer of paint, it is advisable to use low-viscosity impregnations that penetrate the pores and seal them.
Important: Homeowners should not experiment on their own, but at least hire a specialist company to choose the means. A horizontal barrier is generally not for home improvement, even if the opposite is often claimed. It should be remembered that an incorrectly installed barrier may increase the problems and only remedy the errors at a considerable cost.
Costs of the Measures
Often only a joint between wall and floor is the reason for the wetness. The sealing costs only between 50 and 70 euros per meter. To seal a basement wall from the outside, including earthwork 350 to 450 euros. The cost is lower if the digging is done by the homeowner. Depending on the load (water pressure), paraffin injections are enough for a specialist. These cost about 300 euros per meter.
If a horizontal barrier is required, depending on the thickness of the wall, 90 to 130 euros per meter will be charged if a chemical is injected into wells. When Mäersägeverfahren (sections sawing through the walls and introducing geomembranes) fall to 100 to 400 euros. The wall replacement process, in which the masonry is additionally staked and replaced in sections, devours 120 to 550 euros. If there is a continuous storage joint, plates can also be driven in. This is relatively cheap at 70 to 130 euros per meter.
The sealing of external joints costs between € 50 and € 60 per meter and the impregnation of a facade costs between € 5 and € 8 per square meter. These prices are of course only valid if the painting is possible without scaffolding.
Always consult a specialist
The sealing of the basement is very expensive compared to the impregnation of the facade. But the sealing of the outer shell reinforces the problem when the moisture comes out of the basement. Therefore, a specialist must decide whether the basement is to be renovated beforehand.
