Renovating a roof - step by step to your destination
The roof of a house must be regularly maintained for insurance reasons. This is a good time to completely renovate it.
1. Detecting the condition of the roof
In order to renovate the roof in the long term, the exact condition of the roof should first be recorded. For the building insurance is only important if the roof can withstand a storm. Often, for this reason, minor repairs must be made. With a view to a later loft conversion you should also check whether a roof renovation is necessary. If thermal insulation is present, the question arises as to whether this is sufficient or whether additional insulation is required.
2. Defining the extent of the renovation
Now that it is clear what condition the roof is in, it is usually clear whether a complete roof renovation is absolutely necessary. In addition to the necessary measures, there are still the desired changes. This includes modernizing or creating an existing living space under the roof. A necessary action often attracts more. For example, if bricks are leaking, the insulation material underneath may be damaged. Under certain circumstances, the roof truss has already been damaged by moisture. 3. Creating an overall concept and securing financing
Now a concept is required. It must be recorded every step that is necessary to bring the roof from the current state to the target state. These include a compilation of the costs and a time frame. In general, the cost of renovating the roof must be self-financed. Grants may be requested for energy improvements. If an existing insulation is simply replaced, there is usually no reduction in energy consumption. If, on the other hand, more modern and better insulating materials are used, this is usually the case.
As soon as the financing is available, the most necessary building applications can be made. Important: Do not start work before the financial side is secured. If the work has to be stopped due to lack of resources, this can have fatal consequences. Especially if insulation can not be done to the end. Then massive building damage threatens.
4. Stability of the roof, dams and skylight
No construction work under the roof makes sense if the attic is ailing or the roofing is leaking. Therefore, the first step in refurbishing is to provide a stable roof structure and good coverage.
On this occasion, rafter insulation can be made. Later, only a barely sufficient intermediate rafter insulation or a sub-rafter insulation would be possible. The latter costs space under the roof and reduces any existing living space.
In the context of a new roofing, new insulation or replacement of insulation material, planned skylights should also be installed. This makes sense, so that you do not have to intervene later in the insulated roof.
5. Insulation of the floor
An insulation of the floor of the attic is necessary if the room is not heated or only sporadically. Underlying rooms otherwise lose heat through the ceiling. A used and heated room, on the other hand, also needs footfall sound insulation to protect underlying rooms from noise.
