Relocation without landlord stress

Relocation without landlord stress

Do the circumstances demand a new flat, Often many questions remain unanswered at the tenant: What deadlines apply to the billing now?

What about the deposit? How expensive will the move be? It is actually quite easy to set the framework for a relaxed move.

Counter readings, deadlines and deposits

In order to get the wrong counter readings in advance, it is advisable for tenants to read them together with the landlord, record them in writing and each other to sign. Thus, each party can be sure that there is a consensus on the amount of consumption on moving out.

Nevertheless, the renter can not expect a timely utility bill, unless this has been agreed in the lease between the two parties. In all other cases, however, the normal statutory period of twelve months after the end of a settlement period applies. Within this period, however, the landlord must provide the tenant with the final settlement.
The settlement date should be taken into account in the billing period and the correct meter readings should be used in the billing.

The last service charge settlement is among other things also decisive for the complete refund of the deposited deposit. Because until this was not paid by the tenant, the landlord can certainly retain part of the deposit. However, this amount should correspond approximately to the expected additional payment.

New old landlord certification

Anyone planning to move to Germany in May 2015 should take into account the new rules of the Federal Law on Registration. Accordingly, from 01.05.2015 the Lessor's certificate will apply again. This means that registration and deregistration requires the written or electronic confirmation of the landlord. This must be submitted to the Authority within two weeks and should include:

  1. Name and address of the landlord
  2. Type of notifiable transaction with entry and departure date
  3. Address of the home
  4. Name of the landlord

Relocation costs tax deductible

Anyone who has their move done by a forwarding agency or the like can also deduct part of these costs from the tax. Thus, up to 20% of the staff costs can be stated in the income tax return. This also applies to wage and labor costs from the service charge settlement. Thus, in addition to the following items from the service charge settlement also be pro-rated:

  • caretaker
  • chimney sweep
  • garden maintenance
  • cleaning of house, stairwell and gutters
  • winter service
  • heat reading
  • Maintenance of lift , Heater and Water Heaters
  • Pest Control
